Orange County, CA - Housing Market for Jan 5th - Jan 11th, 2026 Inventory increased significantly this week compared to last week and was slightly higher than last year's week 2 numbers, but homes going under contract and pending stayed similar. Rates touched the high 5% range on Friday with the Gov't announcing a 200 billion dollar mortage back securities buyback, and that bodes well for buyer momentum starting this year. CPI, PPI, and unemployment claims will come out this week, and that could push them back up to the 6's; however, if they get close or stay close to the upper 5% range, I would expect more homes to go under contract next week, and it could be that the buying season starts a little quicker this year.
